When buying property often your emotions take over and you sign before you think. It doesn't help that the agent puts a Contract in front of you and tells you that there are other interested buyers BUT to protect yourself you should have us look at the Contract. We don't charge you more for this so pick up the phone or email the contract to us for us to have a look at BEFORE you sign - this doesn't take long and could save you heartache and a lot of money.
Get a pest and building report done to rule out any problems
Don't rely on what the owner or agent tell you about pest and building issues as it isn't their responsibility to give you the right information plus termites may have entered after the agent was informed about the state of the place. Get a pest and building report to rule out any unexpected surprises they are quite inexpensive and could save you thousands. If the pest and building reports don't come back glowing and there are repairs that need to be done we can actually assist you with negotiating the cost of these repairs off the purchase price and sometimes the sellers will make the repairs for you.
Have a good mortgage broker on stand by
You should know your borrowing capacity before you sign a Contract and if not then a finance clause is a MUST. Your broker needs to be onto it as often contracts complete within 30 days so they need to be on the ball.
